Commercial Building Water Damage | SERVPRO® of Cape Girardeau & Scott Counties

Water is one of the leading causes of damage in commercial buildings. Something as small as a leaky toilet can leave a building in utter chaos, especially when it is allowed to leak long-term.

Catching every leak or drip in a commercial building, especially a large one, can seem like an impossible task. However, when you know the most water damage-prone areas, you can be a lot more proactive about preventing damages.

3 Common Sources

When you own or manage a business, there is no such thing as a good disaster. Experiencing water damage could lead to a shutdown that causes loss in business and costly repairs.

Get into the habit of keeping a close eye on the locations in your building that are most often the source of water damage. Assign staff to check them regularly as well so that you can stop damages before they get extensive.

1. The roof. A leak in your roof could be the result of a storm or from wear and tear. When water damage starts at the roof, it can lead to problems on every floor of your building when it isn’t caught early on. Clear your gutters regularly, and check your roof after every storm. Keep up with regular maintenance and replace shutters as needed.

2. Bathrooms. Leaks in your pipes can be as small as a pinhead. Toilets and sinks are a common source of issues, as they account for 15% of total water loss in commercial buildings. Make sure checking pipes in every bathroom is assigned to your maintenance crew so that leaks are caught in a timely fashion.

3. Water heaters/HVAC/boilers. If you have a large appliance that has a water line, there is the potential for leaks. Clogged drains or loose pipe connections are regular culprits, and they can be tricky to spot due to the size of the appliance. Watch for puddles near the units, and take note of any drops or rises in your building’s water pressure. These are both signs of an issue that you can fix before damages set in.

Take Preventive Steps

While you can’t stop a flood from a natural disaster, most other water damage can be controlled when you know how to respond. Take the time to prepare your building and your staff so that you can mitigate your risks if an event should occur.

Build a plan for maintenance that is used and reviewed consistently to avoid water damage from plumbing.

If you don’t know where to begin, let SERVPRO help you create a personalized Emergency Ready Plan that will break down every step to take in the event of a disaster.

Don’t forget staff kitchens and other fixtures throughout your building as you create you maintenance plan to ensure they are checked often. Make sure several people that regularly access your building know where to find water shut-offs and can act quickly during an internal emergency.
